From Development to an Owner-Managed Community

Thabali Condominium forms part of a broader residential development on Thappraya Road that also includes Chateau Dale Condominium and Thabali Village.

The development was created by a Thai developer, following the earlier development of Chateau Dale and subsequently Thabali Village. Thabali Condominium was developed as the next major residential component of the area, consisting of four low-rise buildings surrounding a landscaped tropical garden and swimming pool.

Although it functions as one residential community, Thabali Condominium is legally structured through two separate Juristic Persons, commonly referred to as Thabali 1 and Thabali 2. Each Juristic Person has its own legal and administrative responsibilities, while a number of facilities and operational matters are shared between them.

Over the years, Thabali gradually evolved from a developer-led residential project into a condominium increasingly managed and governed by its Owners, with the two Juristic Persons playing a central role in its administration and decision-making.

The Early Years

In the early period, Chateau Dale, Thabali Condominium and Thabali Village shared management resources, office facilities and staff.

This arrangement reflected the common origin of the developments and provided a practical management structure during the earlier years.

As Thabali matured, however, the need for more direct control over its own administration became increasingly important.

2008 — Moving Management In-House

A major step in Thabali's development came when the condominium moved away from reliance on external management companies.

Under the initiative of Thabali 1 Committee member, Thabali began recruiting and managing its own staff directly.

Accounting was kept internally, while the condominium's financial statements continued to be certified annually by an independent auditor.

This change reduced management costs and gave the condominium greater control over its day-to-day operations.

2011 — Modernising the Management Office

As the administrative workload increased, the Management Office began moving from largely manual procedures toward a more automated environment.

A dedicated Condominium Management System was introduced and integrated with QuickBooks, allowing owner records, common-fee information, accounting and administrative processes to be handled more efficiently.

This represented an important shift from manual administration toward a more structured information-management system.

2015–2016 — A More Independent Thabali

Another important stage came in 2015 and 2016, when Thabali increasingly separated its operations from the previously shared management structure.

From 2016, Thabali operated with its own Management Office.

During the same period, more structured maintenance procedures were introduced, with stronger attention to preventive maintenance, technical documentation and systematic follow-up of building issues.

This period marked the transition toward a more independent and professionally organised condominium operation.

Improving Maintenance and Technical Management

As the buildings and common facilities aged, maintenance became an increasingly important part of condominium management.

Over time, Thabali had to address issues involving the swimming pool, water systems, roofs, drainage, electrical systems and other common-property infrastructure.

These challenges highlighted the importance of maintaining technical records, carrying out preventive maintenance and ensuring continuity of knowledge between successive Committees and Management Offices.

The Development of Owner Communications

Communication with Owners also evolved.

From 2015 onward, greater emphasis was placed on regular written communication, including notices, newsletters, emails and the Thabali website.

The website became an important repository for House Rules, forms, condominium information and historical communications.

Over time, email communication gradually became the principal method used to keep Owners informed.

2023–2026 — Rebuilding Administrative Continuity

Following changes to the office systems after 2022, parts of the earlier condominium management environment were discontinued or replaced.

In 2026, the Thabali 2 administrative system was restored using the earlier management platform together with QuickBooks, allowing historical workflows and accounting processes to be recovered.

This work also led to a wider review of data quality, administrative procedures and the way important condominium information should be preserved for future Committees.

Governance and the Thabali 1 / Thabali 2 Structure

Thabali's governance has also evolved.

The condominium operates through Thabali 1 and Thabali 2, each with its own legal and administrative responsibilities, while a number of facilities and operational matters remain shared.

This structure requires cooperation between the two Juristic Persons, particularly for common facilities, maintenance, staff, office operations and matters affecting the condominium as a whole.

The development of clearer rules and procedures has therefore become an important part of Thabali's continuing evolution.

Preserving Thabali's Institutional Memory

One of the recurring challenges faced by condominiums is the loss of knowledge when Committee members or staff change.

Thabali's history therefore includes not only buildings and renovations, but also the accumulated experience of Owners, Committee members, Building Managers, office staff and technical contributors who have helped manage the property over many years.

The renewed Thabali website is intended, in part, to preserve this institutional memory by making important documents, decisions and historical information easier for future Owners and Committees to access.
